Found just outside of Fall River, Oaken Hills is only 25 minutes to downtown Halifax, yet you would never know it. Nestled amongst the mature trees and natural vegetation of this countryside development is an award-winning home from Beazley Homes.
A large cedar front door step and a stone-tile accent wall greet visitors as they approach this large, but unpretentious, home.
The five-bedroom, three-and-a-half bath dwelling features a large recreational room on the home’s lowest level, as well as a full bath, custom-built kid’s play room, mechanical room and plenty of storage.
There is also the potential for two more bedrooms on this floor.
The main floor has a huge eat-in kitchen, walk-in pantry (my favourite part), family room, office, powder room, mudroom and laundry room.
There is a large bonus room above the garage which is wired for theatre, complete with a custom-built entertainment centre.
The home’s upper level hosts three large bedrooms measuring 12.5’x 16’ each, as well as the master suite with spa-like ensuite featuring a custom-tiled shower. The fourth bedroom acts as nursery or second office. There is also a full bath on this upper level.
The back of the home has a covered Trexx composite deck with a vinyl railing and glass panels to ensure the view is not obscured.
Beazley Homes and Developments Ltd. is a small (but mighty) innovative new home builder specializing in the ICF (Insulated Concrete Forms) construction of custom-built R-2000 homes.
Building a maximum of 12 homes a year, Beazley Homes ensures that energy efficiency is key to all they develop.
The Oaken Hills home was built on spec for the current home owners, who spent a lot of time with Beazley Homes working on the design and deciding what materials and products to use to achieve the above-standard energy efficiency.
"This home was not an easy one to make efficient due to its size (4,300sq. ft.) and its complexity," explains Craig Beazley, president and owner of Beazley Homes.
"The basement features an efficient warm and dry ICF foundation, while the rest of the home is constructed with 2 x 6 wall studs with foam wall sheathing to eliminate thermal bridging."
The home was insulated with Icynene foam insulation — a 100 per cent water blown material that does not contain any synthetic blowing agents, CFC’s, formaldehyde, HCFC’s or PBDE’s which can off gas to the indoor environment.
Other contributing factors to the efficiency of the home are the triple-glazed Nova Casement windows and the solar-powered domestic hot water heater supplied by EnCom Group, as well as a high-efficiency air source heat pump supplied by Halifax Heating Residential. This home achieved an EnerGuide rating of 87, surpassing the stringent requirements of 80 set forth by the province’s R-2000 program.
It won Beazley Homes two Nova Scotia Home Builders’ Peak Awards last year as well, one for Best Air Leakage Test in an R-2000 Home, and the other for Most Outstanding New Home, Energy Efficient category.
